Millhill’s rolling three-month snapshot shows a market with plenty of options and slower movement. Active listings are up strongly from a year ago, rising about 36 percent to 31 homes. New listings also increased year over year, while pending sales have fallen sharply, signaling softer buyer activity.

Pricing has eased in response to this shift. The typical home value is down slightly compared with last year, and the median list price is lower year over year as well, even with a recent month-to-month jump. Homes are taking much longer to sell, with median days on market more than tripling from a year ago and months of supply surging to around 10.7, far above Baltimore’s 4.7 months.

Sellers are conceding more on price, with the average sale-to-list ratio down significantly from last year to about 84 percent and no recent sales closing above list price. Despite that, the area still registers as a seller’s market on the local gauge, largely because overall inventory in Baltimore remains tighter and prices there are edging up.
