Year-over-year, Howard County’s typical home value in September 2026 slipped a bit, down just over 3 percent, while the median list price fell more notably by a little more than 7 percent. Compared with the Maryland statewide median sale price, Howard County’s typical value remains significantly higher, underscoring its relatively premium position even with this softening.
In the latest monthly snapshot, inventory and demand are both easing, with active listings down slightly from last year and homes sold dropping by about 18 percent. At the same time, months of supply has climbed to 2.4, up nearly 58 percent year over year, signaling that buyers have more options than they did a year ago even though it is still classified as a seller’s market.
Looking closer at pace and pricing power, the median days on market has edged up to 32, taking a bit longer for homes to go under contract, while the share of homes selling above list has ticked down to about one-third.
