Year-over-year, Howard County’s home values softened slightly while still staying well above the Maryland overall median. The typical home value in April was about $602,000, down a bit from last year, yet it remains significantly higher than the state’s roughly $434,000 median sale price.

In the latest monthly snapshot, activity picked up strongly compared with March. Homes sold jumped nearly 30 percent to 279, and new listings rose about 35 percent to 471, giving buyers more options even as demand stayed solid.

Conditions still lean toward sellers, with only 1.7 months of supply versus about 3.2 months across Maryland and a market gauge pointing to a seller’s market. Even with more homes for sale, nearly 54 percent of properties closed above list price and the average sale-to-list ratio was just over 102 percent, so both buyers and sellers can benefit from having an Agent Pronto–recommended real estate agent on their side.
