Riverside’s home values have inched up over the past year, rising about 1.03 percent even as nearby Harford County saw values dip by roughly 2.63 percent. Over the same period, inventory expanded sharply, more than doubling with a 125 percent year-over-year jump. Buyers also saw more options as new listings grew about 20 percent and pending sales doubled compared with a year ago.
In February 2026, the typical Riverside home was valued around $295,000, while the median list price sat lower at about $262,000. Homes took longer to sell at a median of 48 days on the market, up 100 percent month over month and about 65.52 percent year over year, and roughly 28.57 percent more homes were available than the prior month, with inventory at 9 and months of supply at a tight 1.3.
Conditions still tilt toward sellers, with a market gauge of 15 and almost 28.57 percent of homes selling above list price, while the average sale-to-list ratio was essentially full price at 0.9986. Even so, about one-third of listings saw a price drop, and projections for March 2026 point to a slightly cooler tone, with a projected typical home value of $252,550, a projected median list price of $246,775, and inventory edging up to 10.
