Information and statistics on the latest trends in the Hampshire County real estate market, updated for December 2025. *

The typical home value in Hampshire County is projected to be $395,000 for the month of December. November’s finalized data reported the typical value of a home in the county to be $415,000—up 2.34% over the previous 12 months. For comparison, state-level data pegged home values at $655,100 in Massachusetts for the most recent reporting period. That number is expected to float around $655,100 in December.

Hampshire County had 83 new listings and 113 listings that went under contract in November, decreasing the area’s total available inventory to 213—down 18.7% from the previous month. Inventory is projected to have further decreased in December.

Of those 213 active listings, 28.17% reduced their price in the month of November. The median listing price for homes in Hampshire County grew 5.58% from October to November, bringing the current median listing price to $475,000. Based on projected data for December, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In November 2025, the median time for a listed property to go pending was 30 days, compared to 36 days in November 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this December.
