Fewer homes are being listed than a year ago, as new listings are down nearly 30 percent year over year and closed sales are off about 36 percent. Even with this pullback in activity, pending contracts are only down around 9 percent from last year, signaling that buyers are still engaging with the market.

Homes are taking longer to sell than they did a year ago, with the median days on market near 30 in the latest three-month view, compared with much quicker sales last spring. About 30 percent of recent sales closed above list price, and the average sale-to-list ratio sits just under 97 percent, indicating buyers still pay close to asking when a home is well positioned.
