The typical home value is up more than 35 percent year over year, while the median list price has climbed over 20 percent. At the same time, the share of homes selling above asking has increased from around one in five last year to nearly one in three.

Fewer homes have closed over the past three months compared with a year ago, yet the average sale-to-list price ratio has pushed above 100 percent, showing that many successful sellers are still achieving full price or better.
