Over the rolling three-month period ending in June 2026, Sterling Heights home values were essentially flat compared with a year earlier, with the typical home value edging down less than 1 percent. Median list prices also slipped slightly year over year, pointing to modest pricing pressure rather than large swings. Inventory, however, moved higher than a year ago, as active listings climbed nearly 9 percent and months of supply ticked up to 1.7, still solidly in seller’s market territory.

Looking at the most recent rolling quarter, activity has been picking up sharply. Homes sold rose about 4 percent year over year, while pending sales jumped nearly 16 percent, indicating buyers are writing more offers even as prices level off. New listings increased more than 8 percent from a year ago, giving shoppers more options without overwhelming the market.

On-the-ground conditions remain fast-paced, with the median home spending just 14 days on the market in this latest three-month window. Nearly 53 percent of homes go off the market within two weeks, and about 48 percent have been selling above list price, with the average sale-to-list ratio just over 100 percent.
