Inventory in Macomb County has inched up, with about 3,600 active listings in July and a year-over-year gain of nearly 6 percent. New listings are up slightly from last year as well, while pending sales have climbed just over 3 percent year over year even as they fell sharply from June, signaling a cooling in month-to-month contract activity.

Pricing has been edging higher in response to these conditions, with the typical home value up more than 5 percent from a year ago. The median list price is also slightly higher than last year, and homes are still selling very close to asking, with an average sale-to-list ratio just under 100 percent.

Homes are moving more quickly than a year ago, with the median time on market now about 18 days and a much steeper year-over-year decline, while roughly 35 percent of properties are still closing above list price. Even with months of supply rising to 2.5 and sitting below the statewide figure of about 3 months, Macomb County continues to lean toward sellers compared with Michigan overall, though buyers have a bit more selection than earlier in the year.
