Inventory in Macomb County has expanded, with active listings up nearly 7% month over month and more than 8% compared with last year, reaching 3,331 homes in May. Contract activity is strong as well, as homes sold jumped almost 19% from April and pending sales climbed about 10%, indicating solid buyer demand moving through the pipeline.

Price trends are edging upward in response to that activity, with the typical home value up just over 7% from April and more than 3% year over year to about $284,000. At the same time, median list price has softened slightly month over month while still running a few percent higher than a year ago, suggesting sellers are adjusting asking prices while closed values continue to firm.

Conditions still lean toward sellers, as Macomb County sits at about two months of supply compared with 2.9 months statewide, and more than half of homes go off market within two weeks. Yet buyers see some mixed signals, such as the share of sales above list dipping year over year even as it rebounded sharply from April, making local expertise especially important.
