Macomb County is seeing more homes come on the market, with active listings up strongly from last year and new listings and pending sales all posting double-digit year-over-year gains. Contract activity has been especially brisk, as pending sales are up more than 25 percent from a year ago, signaling that buyers are responding quickly to the additional inventory.

Prices are edging higher over the longer term, even though there was a slight month-to-month dip. The typical home value is a bit above last year, while the median list price has also inched up year over year, showing that sellers still have pricing power despite more options for buyers.

Homes are taking longer to sell than they did a year ago, with median days on market jumping sharply and now sitting around three weeks.
