Year-over-year, Argentine’s rolling three-month data shows notable shifts in both prices and pace. Typical home values are up about 17% from a year ago, while months of supply has dropped nearly 28%, signaling tighter inventory even as conditions have cooled from last year’s rapid sales.

In the latest three-month period ending in May 2026, buyers are seeing more choices, with active listings up around 20% and new listings rising about 8% compared with a year earlier. Homes are taking much longer to sell than a year ago, with median days on market soaring more than fourteen-fold year-over-year, yet about 54% of properties still go off the market within two weeks, reflecting strong demand for well-priced homes.

Selling activity has strengthened, as homes sold increased roughly 17% and pending sales jumped nearly 39% from last year’s rolling period, while about 38% of properties closed above list price. At the same time, the average sale-to-list ratio has edged down to just under 98%, indicating buyers have gained a bit more negotiating room even in what is still classified as a seller’s market.
