The typical home value in Genesee County is projected to be $235,500 for the month of June. May’s finalized data reported the typical value of a home in the county to be $222,000—up 4.47% over the previous 12 months. For comparison, state-level data pegged home values at $284,800 in Michigan for the most recent reporting period. That number is expected to float around $292,700 in June.
Genesee County had 617 new listings and 518 listings that went under contract in May, increasing the area’s total available inventory to 911—up 9.36% from the previous month. Inventory is projected to have further increased in June.
Of those 911 active listings, 32.6% reduced their price in the month of May. The median listing price for homes in Genesee County grew 3.42% from April to May, bringing the current median listing price to $228,000. Based on projected data for June, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In May 2025, the median time for a listed property to go pending was 20 days, compared to 24 days in May 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this June.
