Year over year, Genesee County’s typical home value is up more than 10 percent, outpacing Michigan’s statewide price growth of about 5 percent. At the same time, May’s typical home value of roughly $243,000 still sits notably below the state median, keeping the area relatively more affordable.

Looking at May alone, prices jumped sharply from April with an increase of nearly 12 percent, even as the median list price dipped slightly compared with the prior month. Homes are moving in a median of 24 days and just over half go off the market within two weeks, while about 31 percent sell above list price and the average sale-to-list ratio sits just under 99 percent.
