Prices in the neighborhood have shifted downward over the past year, with the typical home value and median sale price falling sharply compared with a year ago. At the same time, the median list price is down by a more moderate amount year over year, suggesting sellers are adjusting expectations but not as quickly as closed-sale prices indicate. Sales volume has cooled, with homes sold over the rolling three-month period down significantly from last year, while new listings are only slightly lower year over year.

Even with slower sales, nearly half of recent closings still sold above list price in this latest three-month window, and the share doing so has increased from a year earlier. The average sale-to-list ratio, however, has slipped compared with last year, showing that other homes are closing below asking and pulling the average down.
