Year over year, North LaSalle’s rolling three-month data shows a notable reset in prices alongside more activity. The typical home value is down sharply from last year, while the median list price has also fallen significantly. At the same time, active listings have more than tripled and new listings have surged compared with a year ago, signaling many more options coming to market.

In the latest rolling three-month period through April 2026, homes are taking much longer to sell than a year earlier, with median days on market up dramatically. Even with that slowdown, months of supply has dropped compared with late 2025 and now sits under five months, indicating more balance than the extreme oversupply seen previously.

Sales activity has inched up, with homes sold slightly higher than last year and pending sales up strongly, yet the average sale-to-list ratio has slipped to about 86 percent and no recent sales closed above asking. Compared with the broader Detroit market, North LaSalle’s typical home value sits higher, while Detroit as a whole is seeing modest price gains and a looser supply picture at around six and a half months of inventory.
