Farmington’s rolling three-month numbers through May 2026 show prices holding nearly steady compared with a year ago while activity picks up. The typical home value is up slightly year over year, rising about 1 percent, even as the share of homes selling above list has slipped roughly 13 percent. At the same time, homes are taking longer to sell than a year ago, with median days on market jumping sharply on an annual basis.

In the latest three-month view, buyers are seeing more options, as active listings are up about 28 percent from last year and new listings have increased modestly. Demand is also solid, with homes sold and pending sales both running roughly 26 to 29 percent higher than a year earlier, signaling more transactions moving through the pipeline.

Current conditions point to a strong seller’s market, with only 1.2 months of supply and more than half of homes going off the market within two weeks. The average sale-to-list price ratio is just under 100 percent, which indicates sellers are still achieving prices very close to asking.
