Franklin’s rolling three-month snapshot shows inventory edging higher while activity stays solid. Active listings are up sharply from a year ago, rising about 29 percent to 32 homes. At the same time, homes sold over the period increased nearly 17 percent, and pending sales jumped more than 34 percent year over year, signaling steady buyer interest.
Pricing has softened compared with last year even as deal flow has grown. The typical home value over the rolling period is about $937,000, down a bit more than 5 percent year over year, while the median list price is roughly flat, up less than 1 percent. With the average sale-to-list price ratio holding close to 99 percent, sellers are still achieving prices near their asking levels, but buyers are seeing slightly more room than during some past peaks.
Conditions also reflect a market that is less overheated than before but still favors sellers. Months of supply has climbed to 3.4, up more than 50 percent from a year ago, yet the area is still categorized as a seller’s market. Homes are moving at a moderate pace with a median of 18 days on market and more than half going off-market within two weeks, while roughly 31 percent sell above the list price.
