Inventory in Oakland County has been edging up, with active listings rising about 9 percent over the past year to just over 5,500 homes. New listings are also modestly higher than a year ago, even though they dipped slightly from June. At the same time, homes sold and pending sales are both down year over year, and pending contracts dropped by about a third from last month, signaling a slower pace of deals.
Prices are still trending upward despite the cooler contract flow. The typical home value is roughly 4 percent higher than last year, and list prices are slightly above where they were a year ago, even after a notable month-to-month pullback.
Time on market has stretched, with the median days on market jumping to 20, up sharply from last year but still pointing to relatively quick sales. Supply has grown to 2.4 months and is up more than 40 percent year over year, yet it remains under the three months seen across Michigan overall, aligning with a seller’s market reading locally. About 41 percent of recent sales closed above list price, and the average sale-to-list ratio is essentially at 100 percent, showing that well-priced homes still command strong offers.
