Oakland County is seeing more homes come on the market and move into contract. Active listings are up about 13% from last year, with roughly 5,000 homes available in May and 2.1 months of supply. Contract activity is strong as pending sales climbed more than 10% year over year, and closed sales jumped nearly 16% from April even though they are slightly below last year.

Prices are edging up as buyers absorb the added inventory. The typical home value rose a little over 2% year over year and more than 4% since April, while the median list price is up nearly 3% from last year. Homes still sell quickly at a median of 15 days on market, shorter than in April but a bit longer than a year ago, showing a brisk yet slightly less rushed pace than last spring.

Competition remains noticeable, with about 43% of recent sales closing above the asking price and the average sale-to-list ratio just over 100%. Compared with the broader Michigan market, Oakland County’s prices sit well above the state median, but local supply is tighter than the state’s 2.9 months of inventory.
