New listings jumped nearly 34% month over month to 83, and pending sales inched up as well, suggesting buyers are quickly putting fresh options under contract even in a leaner supply environment than the state overall, which sits at 2.9 months of supply versus Newaygo County’s 2.4.

Homes are still selling just under asking at an average sale-to-list ratio of about 98%, but the share selling above list has climbed to nearly 28%, indicating stronger bidding on the most desirable properties.

Time on market has shifted notably, as the median days on market plunged from 53 in April to 26 in May, though it remains higher than a year ago.
