Inventory in Newaygo County has expanded recently, with 212 active listings in July and a month-over-month gain of nearly 13 percent, even as levels sit about 16 percent lower than a year ago. Contract activity softened, as homes sold fell about 11 percent from June and roughly 21 percent year over year, while pending sales also slipped slightly.
Pricing is adjusting to these shifts, with the typical home value around $249,000, down about 4 percent from last month and nearly 11 percent compared with last year. At the same time, sellers are testing higher list prices, with the median list price climbing more than 15 percent month over month and roughly 36 percent above last year.
Conditions point to a cooling seller advantage, as months of supply rose to 3.3, up about 43 percent from June and nearly 29 percent year over year, and the share of homes selling above list dropped to about 17 percent. Homes are taking a bit longer to move than last month at a median of 21 days on market, though that pace is still faster than many periods over the past year and aligns with a broader state backdrop of similar supply levels.
