Inventory in Kent County expanded in May 2026, with active listings up nearly 18% from the prior month and roughly flat year over year. At the same time, contract activity was strong, as homes sold and pending sales each jumped around 21% month over month, signaling that buyers are quickly absorbing the additional supply.

Pricing is edging higher as this activity picks up, with the typical home value around $364,000 and the median list price up almost 6% from April and more than 4% over last year. Homes are moving very quickly, spending a median of just 6 days on the market, and only 1.2 months of supply is available, keeping conditions tilted toward sellers.

Competition shows clearly in selling patterns, with nearly half of recent sales closing above the list price and the average sale-to-list ratio near 102%.
