Roscommon County is seeing fewer homes circulating through the market, even as overall inventory stays relatively elevated. Active listings are up sharply from a year ago, rising about 17 percent, yet new listings have dropped more than 16 percent year over year and nearly half from last month. Closings have slowed, with homes sold down about 14 percent from last year, and pending sales are still slightly higher than a year ago despite a notable month-to-month decline.
Prices are adjusting as this shifting flow plays out. The typical home value is roughly 12 percent higher than a year ago, but it slipped almost 5 percent from August, and the median list price shows a similar pattern with double-digit annual growth but a modest monthly dip. Homes are staying on the market longer, with median days on market climbing to 67, up 17 percent year over year and jumping strongly from the previous month, while the share selling above list has fallen to just over 9 percent.
Supply conditions also look different than last year, even though the county still leans toward sellers. Months of supply has more than doubled over the past year to 3.8, now above the Michigan average of 3.1, and the sale-to-list ratio is just over 96 percent, essentially flat from a year ago.
