Inventory in Roscommon County expanded in May, with active listings up more than a quarter from April to 328. New listings also edged higher month over month, while pending sales jumped over 20 percent and closed sales rose more than 70 percent, pointing to stronger contract activity. Even with that pickup in demand, months of supply tightened from 6.0 in April to 4.8 in May, keeping conditions tilted toward sellers.

Home values have been climbing, with the typical sale price up about 27 percent compared with a year ago and roughly 6 percent higher than just one month earlier. List prices are more stable, showing only a slight month-over-month dip and a modest 7 percent gain from last year, suggesting sellers are not racing ahead of buyers despite the appreciation.

Homes are moving through the market more quickly than earlier in the year, with median days on market dropping from 57 days in March to 35 days in May and a larger share of properties going under contract within two weeks. About one in five homes sold above list price in May, and the average sale-to-list ratio hovered just under 100 percent, signaling buyers are often paying close to asking. Compared with Michigan overall, Roscommon County offers lower typical sale prices but a higher months-of-supply figure, giving buyers a bit more room to shop while still providing solid leverage for sellers, and Agent Pronto can connect both sides with an agent who understands these dynamics.
