Sanilac County is seeing more homes available, with about 162 active listings in May and inventory up sharply from April. Months of supply rose to 5.8, pointing to a more neutral balance between buyers and sellers than the tighter 2.9 months seen across Michigan overall. Even with more choices, closed sales dropped to 23 for the month, down significantly from both last month and a year ago.

Prices are adjusting to this mix of softer sales and higher supply. The typical home value is roughly $191,000, down more than 15% from a year earlier, while the median list price has climbed about 12% year over year to around $247,000. Sellers are also seeing fewer bidding wars, with only about 9% of homes selling above list in May and the average sale-to-list ratio hovering near 95%.

Homes are not sitting quite as long as earlier in the year, with the median days on market now around 34, down from 55 in April and much lower than January’s triple-digit pace. Buyers benefit from more options and more negotiating room, while sellers face the need to price carefully in a neutral market.
