Sanilac County is seeing more homes available, with active listings up nearly 8% from last month, even as new listings slipped slightly. Fewer deals are crossing the finish line, with homes sold down about 21% month over month and pending sales also easing. With slower contract flow and more inventory, months of supply climbed to 5.4, signaling a neutral market where neither side has a strong upper hand.

Prices are adjusting to these shifting conditions. The typical home value is down more than 7% from June and sits about 11% lower than a year ago, while the median list price is still more than 17% higher than last year, showing a gap between seller expectations and closed-sale prices. Homes are taking longer to go under contract than last month, with median days on market rising to 38, and only about one in ten properties is selling above the list price as the average sale-to-list ratio dips below 94%.

Compared with Michigan overall, Sanilac County’s home values sit well below the state’s median sale price of about $299,000, and local inventory is looser than the state’s 3 months of supply. Buyers may find more room to negotiate here than in many other parts of Michigan, especially with softer prices and fewer bidding wars. Sellers, however, need sharp pricing and solid guidance to stand out in a market where homes are lingering longer.
