Pricing is adjusting to this shifting balance between supply and demand. The typical home value stands at $242,000, up 13.88% from last year but edging down 0.21% from the prior month, while the median list price is $244,900 and has moved 2.04% higher month over month.
Homes are taking longer to sell, with median days on market at 48, up more than 50% from a year ago and 41.18% just since last month. Sellers still hold some advantage with 3.7 months of supply, a seller’s market gauge of 30, and about 22.62% of homes selling above list, even though the average sale-to-list ratio is 0.97. Compared with Michigan overall, St. Clair County offers a lower typical home value than the state’s $259,500, which may appeal to value-focused buyers.
