The typical home value sits around $247,500, down about 3.9% from a year ago but up just over 3% in the last month, and it is projected to edge up to roughly $251,250 in April. List prices are reacting even more strongly, with the median list price jumping nearly 17.7% month over month to about $282,450 and projected to rise to around $303,700.
Homes are changing hands more quickly, with median days on market dropping to 28, down more than 40% from the prior month, even as they remain slightly slower than a year ago. Around 30% of recent sales closed above list price, yet about 33% of sellers have reduced their asking price, and the average sale-to-list ratio is just under 0.98, showing ongoing negotiation on both sides.
