St. Clair County is seeing more homes available and shifting contract activity. Active listings are up modestly from last year, with 504 homes on the market and inventory about 4 percent higher year over year. Even with more options, homes are moving faster, with the median days on market down sharply from March to 22 days.

Contract flow is mixed, showing both renewed activity and some cooling. Homes sold in April rose nearly 17 percent from the prior month to 131, yet sales are down a bit compared with last year and pending sales have slipped about 4 percent year over year, hinting that some buyers are pausing.

Prices are adjusting to these conditions, with the typical home value around $245,000, down nearly 4 percent from a year ago even as the median list price has edged slightly higher year over year. Months of supply has climbed more than 30 percent from last year to 2.7 months, still a seller-leaning market but a bit looser than the Michigan average of 2.9 months. Fewer homes are selling above asking, with the share above list dropping to about 20 percent and the average sale-to-list ratio holding just under 98 percent, showing that sellers are negotiating more.
