Inventory in Ruby has loosened in the latest rolling three-month period, with active listings up sharply year over year and months of supply rising to 6.4, far above last year’s level. Even with more homes available, contract activity is mixed, as pending sales are down compared with a year ago while off-market-in-two-weeks share is nearly half, showing that some well-priced homes still move quickly.

Prices have climbed notably despite the slower sales pace, with the typical home value up more than a third year over year in this rolling window. At the same time, the median list price has risen at a slower but still strong pace, and the average sale-to-list ratio is hovering right around 100 percent, indicating sellers are generally achieving their asking prices.

Sales volume, however, has dropped significantly in this three-month view, with the number of homes sold falling steeply from a year earlier and no recent sales closing above list price.
