Fridley’s rolling three-month snapshot through May 2026 shows more homes changing hands even as listing activity eases. Homes sold are up strongly year over year, while new listings have slipped, tightening choices for buyers. Inventory is modest, with just 1.4 months of supply, down by about half from a year ago and consistent with a firm seller’s market.

Pricing has edged higher over the past year, with the typical home value up slightly compared with the same period last year. At the same time, the share of properties selling above list has dropped from prior peaks to about 44 percent, and the average sale-to-list ratio has dipped a bit year over year to just over 101 percent, suggesting buyers have gained a touch of negotiating room even in a low-supply environment.

Homes are taking longer to sell than they did a year ago, with the median days on market now at 22 days over the rolling three-month period, up notably from the very fast pace seen last spring and summer. Yet more than half of listings still go off the market within two weeks, underscoring that well-priced homes can move quickly.
