Listing prices, however, are up more than 7 percent from last year, suggesting sellers are still aiming higher despite softer sale prices. Only about 23 percent of recent sales closed above list price and the average sale-to-list ratio is just over 98 percent, so aggressive over-asking bids are no longer the norm.
