Year-over-year, Houston County’s typical home value has fallen noticeably, down nearly 20 percent, even as Minnesota as a whole is roughly flat. Listing prices, however, are up more than 7 percent from last year, suggesting sellers are still aiming higher despite softer sale prices. Active listings have grown about 10 percent over the past year, giving buyers more options than before.

Looking at May 2026 specifically, the median sale price came in around $232,000, while the median list price was significantly higher at about $344,000, signaling a clear gap between what sellers ask and what buyers are paying. Homes are spending a median of 22 days on the market, which is dramatically shorter than a year ago, and months of supply has risen to 2.2, still keeping conditions tilted toward sellers but with slightly more breathing room for buyers.

Sales activity shows a mixed picture, with 14 homes sold in May, down from last year but up slightly from the prior month, and 18 pending sales pointing to steady interest. Only about 23 percent of recent sales closed above list price and the average sale-to-list ratio is just over 98 percent, so aggressive over-asking bids are no longer the norm.
