Lake Shore’s rolling three-month numbers point to a cooler price environment compared with a year ago. The typical home value is down sharply year over year, and the median list price has fallen even more, signaling softer seller pricing. Despite that, homes sold and pending sales are both up strongly from last year, showing that buyers are still active when properties are priced right.

Looking at the latest rolling three-month period through May 2026, the typical home value sits around $840,747, with a median list price near $693,955. Inventory remains tight at just 16 active listings and about 2 months of supply, which still leans toward sellers even as prices have eased. Homes are spending a median of 40 days on the market, and the average sale-to-list price ratio of roughly 97% shows that most final prices are landing just a bit under asking.

Another notable shift is that none of the recent sales closed above list price, whereas a year or two ago it was common for a portion of homes to sell at a premium. At the same time, about 38% of listings are going off the market within two weeks, suggesting that the most appealing homes still move quickly.
