Inventory in Lindstrom has expanded in this rolling three-month view, with active listings up more than 60 percent from a year ago. New listings have surged even faster, more than doubling year over year. Pending sales are also up sharply, rising nearly 60 percent, which shows that many of these new homes are quickly going under contract.

Home values are reacting to this busier but better-supplied market. The typical home value over the period is up about 9 percent from a year earlier, while the median list price has climbed just over 10 percent year over year. With months of supply increasing to 4.5 from much leaner levels last year, buyers have more options even as values trend higher.

Speed and negotiation patterns are shifting as well. Homes are taking a median of 25 days to go under contract in this rolling window, which is somewhat longer than a month ago but still relatively brisk. Only about 24 percent of sales are closing above list price, and the average sale-to-list ratio has eased to just under 97 percent, giving some buyers slightly more room to negotiate.
