Year over year, Stillwater’s rolling three-month numbers show softer prices but quicker movement. The typical home value is down compared with last year, with the median sale price off more than 10 percent, while the median list price has fallen nearly 12 percent. Even with these price adjustments, homes are selling faster than a year ago.

In the latest rolling three-month period ending in May 2026, buyers saw a typical home value of about $426,000 and a median list price just above that level. Sales activity has picked up, with homes sold up more than 8 percent from a year earlier and nearly 97 percent from the prior three-month period.

Inventory conditions still favor sellers despite some shifts. Active listings are down about 15 percent year over year, and months of supply is only 1.2, signaling a strong seller’s market. Homes spend a median of 20 days on the market, far below last year, and more than half of recent sales closed above list price, with an average sale-to-list ratio near 102 percent.
