Year-over-year, Chisago County’s typical home value in May 2026 dipped about 7 percent while the median list price fell roughly the same amount, signaling some price easing compared with last spring. At the same time, homes sold jumped nearly 30 percent and active listings climbed about 26 percent, showing more movement and options than a year ago.

In the latest monthly snapshot, buyers saw a median days on market of 23 days, down sharply from April as homes moved more quickly into contract. Months of supply edged up to 2.8, slightly above the statewide 2.6 months in Minnesota, but still consistent with the county’s seller’s market designation.

Pricing dynamics remain firm, with the average sale-to-list ratio at about 100 percent and more than 38 percent of homes closing above asking price, both slightly higher than last year.
