Year over year, Long Lake’s rolling three-month data shows softer prices and much thinner activity. The typical home value is down compared with last June, with the median sale price off about 8 percent and list prices dipping a bit as well. Sales volume has dropped sharply, with homes sold and new listings both falling by well over half from a year ago.

In the most recent three-month window ending in June 2026, the typical home value sits around $565,000, and the median list price is close to $570,000. Only seven homes were actively listed while four sold and five went under contract, underscoring how few properties are changing hands.

Conditions still tilt toward sellers, but they are more balanced than some past peaks. Months of supply has climbed to about 2.4 months, up more than 40 percent from last year, yet homes that do hit the market move quickly, with a median of just 13 days and nearly 40 percent going off-market in two weeks. Negotiations remain tight, as the average sale-to-list ratio is just under 100 percent and about a quarter of homes sell above asking.
