Central’s rolling three-month data points to a tight but active housing market. Active listings sit at 22, down more than 11 percent from a year ago, while new listings have also declined year over year. Even with that thinner inventory, homes sold are up nearly 29 percent compared with the same period last year, showing buyers are still getting deals done.

Pricing has been responding to this mix of lower supply and solid demand. The typical home value over the latest three-month period is about $342,000, up just over 10 percent from a year earlier, and the median list price has climbed roughly 18 percent year over year. Compared with Minneapolis overall, where prices are essentially flat year over year, Central is seeing notably stronger price growth.

Time on market has changed sharply, with the median days on market at 39, much higher than a year ago, yet almost two-thirds of homes still go off the market within two weeks. Only about 20 percent of recent sales closed above list price and the average sale-to-list ratio is just under 100 percent, suggesting buyers have a bit more room to negotiate than in past years.
