Central’s rolling three-month snapshot shows lean but growing inventory. Active listings are down about 14% year over year, yet new listings have slipped nearly 15%, keeping choices limited. Months of supply has risen to about 2.9 months, higher than a year ago and slightly tighter than the broader Minneapolis market’s 3 months.
Sales activity has cooled from last year even as more homes are being brought to market. Homes sold are down roughly 16% year over year and pending sales are off by about 26%, pointing to slower contract flow than a year ago.
Pricing, however, has pushed upward in this environment. The typical home value over the past three months is up more than 13% from a year earlier, and the median list price has climbed nearly 12% year over year. Sellers are still getting very close to asking, with the average sale-to-list ratio just above 100%, and about 38% of sales closing above list price. Homes are taking longer to sell than they did a year ago, with median days on market up sharply to around four weeks, which gives some buyers a bit more breathing room.
