Month-over-month, East Calhoun’s rolling three-month data shows list and sale prices easing a bit, with the median list price down about 5 percent and the typical home value off nearly 8 percent. At the same time, inventory has inched up, as active listings rose more than 15 percent while new listings increased nearly 38 percent, suggesting more options for shoppers after a tighter early spring. Homes are also taking longer to sell than a few months ago, with the median days on market jumping from 14 in March to 36 by May.

Looking back a year, prices are still significantly higher despite recent softening. The typical home value is up roughly 35 percent year over year, and median list prices are about 29 percent higher. Compared with Minneapolis overall, East Calhoun homes sell for roughly double the city’s median price, underscoring this area’s premium positioning.

Sales activity has cooled from last year, with homes sold and new listings both down around 17 to 19 percent, and pending sales falling more than 50 percent year over year. Supply has expanded, as months of supply more than doubled to 3.2, closer to a balanced market but still labeled a seller’s market. Even with those changes, about 37 percent of recent sales closed above list and the average sale-to-list ratio hovered right at 100 percent, signaling that well-priced homes still command solid interest.
