Year-over-year, Butler County’s typical home value has risen at a faster pace than the state overall, climbing about 8 percent versus roughly 3 percent across Missouri. At the same time, inventory has expanded sharply with active listings up about 24 percent from last June and months of supply nearly doubling, signaling more options and a more balanced environment.

June’s numbers show a median sale price around $162,000 and a median list price just over $217,000, with sellers generally receiving about 96 percent of asking price. Homes are taking longer to sell with a median of 72 days on the market, and only about 11 percent closing above list, pointing to more negotiating room than earlier in the year.

Recent monthly movement highlights a pickup in activity as homes sold rose about 15 percent from May and pending sales increased more than 16 percent, while new listings jumped over 11 percent.
