Year over year, Cooper County’s typical home value has edged down slightly while Missouri as a whole has seen prices rise modestly. Median list prices in the county have dropped more sharply from last June, suggesting sellers are adjusting expectations. At the same time, homes sold are up a bit compared with a year ago, pointing to steady demand.

In the latest June report, the typical home value sits just under $267,000, with a median list price closer to $223,000. Homes are changing hands quickly, spending a median of only 15 days on the market, down significantly from both last month and last year.

Inventory conditions lean toward sellers, with about 2.5 months of supply in Cooper County versus roughly 3 months across Missouri. Active listings are down nearly 15% from a year ago, and new listings have fallen almost by half, tightening choices for buyers even as pending sales are up more than 28% year over year. No recent sales have closed above list price, and the share of homes going off the market within two weeks remains low, which can give buyers some negotiating room.
