Inventory in Daviess County has tightened slightly, with 40 active listings in August, down from 44 in July and about 15 percent lower than a year ago. New listings also cooled month over month, dropping to 8 after a busier July. At the same time, pending sales fell sharply compared with last year, down more than 60 percent, signaling slower contract activity despite the decent number of homes on the market.
Pricing has been volatile, but recent data shows some distinct shifts. The median list price plunged more than 60 percent from July yet was still more than double last year’s level, while the typical sale price in August was down nearly 14 percent year over year. Homes are taking longer to sell than in early summer, with the median days on market rising to 31 from just 5 in July, even as this is still faster than a year ago. Compared with Missouri overall, Daviess County has a higher typical sale price but much more inventory, with 6.1 months of supply locally versus 3.2 months statewide, aligning with its current buyer’s market gauge.
Negotiation dynamics are mixed, as about 20 percent of recent sales closed above list and the average sale-to-list ratio climbed to roughly 103 percent, up strongly from last year.
