Inventory in Daviess County has tightened a bit, with about 40 active listings in May, down slightly from the prior month. New listings also pulled back, dropping more than 30 percent month over month and cutting the flow of fresh options for buyers. The typical home value in May sat just under $250,000, with median list prices down about 12 percent from April and more than 14 percent below a year earlier. Sellers are negotiating more, as the average sale-to-list ratio hovers around 97 percent and no recent sales closed above asking. Homes are taking longer to move, with median days on market up to about 40 days, compared with much quicker turn times earlier in 2026.
