Inventory in Daviess County has tightened slightly, with 45 active listings in April, down from 50 in March but still about 41 percent higher than a year ago. The typical home value sits around $259,000, up nearly 5 percent from a year ago, while the median list price has surged more than 41 percent year over year, suggesting sellers are testing higher price points. At the same time, buyers are negotiating, with the average sale-to-list ratio at about 95 percent and only about 20 percent of homes closing above list. Compared with Missouri overall, Daviess County has tighter supply than the state’s 3 months of inventory, which shapes a more seller-favorable backdrop.
