Inventory on Kansas City’s East Side has eased somewhat in this rolling three-month view. Active listings are down compared with a year ago, and homes sold and pending sales have both fallen year over year, pointing to a slower pace of transactions. Months of supply has nearly doubled versus last year, landing around four months and shifting conditions toward a more balanced environment despite the area still registering as a seller’s market.

Pricing has softened compared with the same period last year. The typical home value is down sharply year over year, while the median list price is essentially flat, suggesting sellers are asking similar prices but buyers are closing at lower levels. East Side homes are selling at about 95 percent of list price on average, and a smaller share are closing above list than a year ago, highlighting reduced bidding pressure.

Homes are taking considerably longer to go under contract than they did a year ago, with median days on market expanding significantly, even as about a third of listings still leave the market within two weeks. Compared with the broader Kansas City market, East Side remains more affordable, with typical sale prices less than half of the citywide median.
