Richmond’s rolling three-month snapshot shows more homes for sale and much stronger contract activity than a year ago. Active listings are up more than 60 percent year over year, while pending sales have climbed over 70 percent. Closings have also increased, with homes sold rising nearly 30 percent compared with the same period last year.
Pricing has moved higher in response to the stronger flow of deals. The typical home value over the latest three months is up more than 20 percent from a year ago, even though it has edged slightly lower compared with the prior three-month period. Sellers are still getting close to their asking prices, with the average sale-to-list ratio near 98 percent.
Homes are changing hands more quickly than they did a year ago, with the median time on market over the past three months dropping from 54 days last June to about two weeks now. Months of supply has risen to around three, reflecting more options for buyers but still leaning toward a seller’s market. A little under one-quarter of recent sales closed above list price, indicating selective competition rather than across-the-board bidding wars.
