Inventory in Richmond has expanded notably in this rolling three-month view, with active listings up more than 60 percent from a year ago. New listings have also risen strongly year over year, and pending sales have surged by more than 70 percent. Even with more homes available, the market gauge still points to a seller’s market overall.

Contract activity has picked up, with homes sold holding roughly steady compared with a year ago while pending contracts grow much faster. At the same time, months of supply has climbed sharply over the past year, signaling more options for buyers even though conditions still lean toward sellers.

Pricing shows the impact of these shifts. Typical home values are more than 20 percent higher than a year ago, yet the median list price has edged slightly lower and the average sale-to-list ratio has dipped just under 100 percent. Homes are moving quickly, with the median days on market down to about two weeks and roughly half of listings going off the market within that time. A larger share of properties is selling above list price than a year ago, underscoring that well-priced homes still attract strong interest.
