Year-over-year, St. Clair County home values have climbed sharply, with the typical home value up more than 100 percent compared with last May, far outpacing Missouri’s statewide gain of about 5 percent. Sales activity has also expanded dramatically, as the number of homes sold is up more than sixfold from a year ago, signaling much stronger demand than last spring.

In the latest May snapshot, the median list price sits just above the typical home value, while the average sale-to-list ratio is in the mid‑80s, indicating buyers often have room to negotiate. Inventory has grown to 46 active listings, roughly one‑third higher than a year ago, and months of supply has eased down to 4.6 months, keeping conditions tilted toward sellers but less tight than earlier in the year.

Momentum has picked up on the activity side as pending sales jumped nearly 86 percent from April and are up about half versus last year, even as new listings fell more than 10 percent year-over-year. Homes are still taking time to move at a median of 63 days on market, but that is significantly faster than just a few months ago when typical market times stretched well past 80 days.
