Baden’s rolling three-month housing data through May 2026 shows prices easing compared with a year earlier while activity shifts. The typical home value is down about 10 percent year over year, landing around the low $70,000s. At the same time, the share of homes selling above list has climbed several points, suggesting select listings still draw strong interest.

Looking at current conditions, supply has grown much faster than in nearby St. Louis. Active listings are up roughly one-third from a year ago, and months of supply has surged to about 8.9 months, well above the city’s 3.2 months. Homes are also taking longer to move than in many prior periods, with a median of 31 days on market and only about 35 percent going off-market in two weeks.

Even with more homes available, sales volume has edged down, with homes sold falling about 21 percent year over year while pending sales are only slightly higher than last year. New listings, however, have jumped more than 50 percent, giving buyers a wider range of options at lower price points than the broader St. Louis market, where typical sale prices are much higher.
