Inventory in the West End has loosened up in the latest rolling three-month view, with 28 active listings and about eight months of supply, far above the 3.2 months seen across St. Louis overall. New listings are up more than 18% year over year, even though active listings are slightly lower than a year ago. Contract activity has cooled, with homes sold down about 31% and pending sales down nearly 36% from last year.

Prices are adjusting to this slower pace. The typical home value over the period is down sharply year over year, falling more than 70%, while the median list price is still slightly higher than a year ago. That gap between sale and list pricing shows up in the average sale-to-list ratio of about 88%, which is more than 11% lower than last year.

Homes are taking some time to move, with a median of 41 days on market, even as the broader city posts stronger sales volumes and higher prices. Only about 17% of recent sales closed above list price, signaling that buyers often have room to negotiate in this softer seller’s market.
