Inventory in Louisville has tightened in this rolling three-month view. Active listings are down nearly 37% from a year ago, and new listings have fallen more than 50%, signaling fewer options coming to market. Pending sales are also down sharply year over year, dropping about 75%, which points to slower contract activity alongside the leaner supply.

Pricing has adjusted noticeably in response to these conditions. The typical home value is down about 16% from a year earlier, while the median list price has fallen more than 23% year over year, indicating sellers are resetting expectations. Despite lower prices, months of supply has dropped to around 2.4 months, down roughly two-thirds from last year, which still reflects relatively limited inventory versus demand.

Homes that do hit the market are moving far faster than they did a year ago, with median days on market shrinking to just over a week, compared with much longer marketing times in prior periods. Around a quarter of recent sales closed above asking price, and the average sale-to-list ratio has inched up year over year to nearly 97%, suggesting properly priced homes can still attract strong offers.
