Inventory and contract activity in Louisville look very different from a year ago in this rolling three-month view. Active listings are up modestly year over year, while homes sold have dropped sharply, with closed sales down more than 70 percent. New listings, however, have surged compared with last year, creating many more options even as only a few are turning into completed sales.
Pricing is holding up despite the slower pace of closings. The typical home value over the past three months is up nearly 14 percent year over year, even though the median list price has slipped by about 10 percent over the same period.
Time on market and supply levels highlight how conditions are shifting.
