Central Omaha is currently tilted toward sellers, with conditions favoring homeowners who list. A market gauge of 6 and just 35 homes on the market keep options limited for buyers. Typical home values sit around $367,945, which is notably higher than the Omaha city average of $282,500.
Tight inventory helps explain why homes go under contract in about 23 days, which is roughly 30 percent faster than the previous month. Demand is also reflected in the fact that about 47 percent of recent sales closed above the asking price, and the average sale-to-list ratio is slightly over 1.00 at 1.009, showing buyers often pay close to or just over list.
At the same time, some indicators show a cooling trend in prices and activity.
