The typical home value in Lake Las Vegas is projected to be $560,250 for the month of February. January’s finalized data reported the typical value of a home in the neighborhood to be $575,000—down 14.1% over the previous 12 months. For comparison, city-level data pegged home values at $495,000 in Henderson for the most recent reporting period. That number is expected to float around $501,000 in February.
Lake Las Vegas had 103 new listings and 96 listings that went under contract in January, decreasing the area’s total available inventory to 205—down 0.97% from the previous month. Inventory is projected to have further decreased in February.
The median listing price for homes in Lake Las Vegas fell 17.17% from December to January, bringing the current median listing price to $641,140. Based on projected data for February, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In January 2026, the median time for a listed property to go pending was 109.5 days, compared to 87 days in January 2025. In recent months the median number of days from listed to pending appears to be increasing. That trend is predicted to have carried through to this February.
