January’s finalized data reported the typical value of a home in the neighborhood to be $642,000—up 5.25% over the previous 12 months. For comparison, city-level data pegged home values at $495,000 in Henderson for the most recent reporting period. That number is expected to float around $501,000 in February.
Westgate had 63 new listings and 65 listings that went under contract in January, decreasing the area’s total available inventory to 79—down 10.23% from the previous month. Inventory is projected to have further decreased in February.
The median listing price for homes in Westgate fell 0.44% from December to January, bringing the current median listing price to $679,000. Based on projected data for February, listing prices may continue to fall.
