With 31 new listings and 29 pending sales, homes are turning over steadily, and buyers do not have an abundance of options.
Prices are reacting to this tight supply with steady upward pressure rather than rapid spikes. The typical home value has climbed to about $467,000, up 12.6 percent over the past year and 2.08 percent month over month, and it is projected to edge up to $471,750 in March while the projected median list price holds around $445,000.
Homes are taking longer to sell, sitting a median of 85 days on the market, which is about 16.44 percent slower than last month and nearly 79 percent slower than a year ago, even though only about 15 percent of recent sales closed above list price and the average sale is at roughly 98 percent of asking. Compared with Las Vegas as a whole, where the typical home value is closer to $440,000 and values have dipped year over year, Lone Mountain West is still behaving like a Seller's Market and holding its price gains.
