Inventory in Southeast Manchester looks tight in this rolling three-month view, with just 11 active listings and 2.1 months of supply, even though both are up sharply from a year ago. Contract activity has cooled compared with last year, as homes sold, new listings, and pending sales are all down more than 40 percent year over year, and only six sales closed in the latest period.

Price trends are showing some adjustment from prior highs. The typical home value around $500,000 is down about 8 percent year over year, while the median list price has inched up a few percent, suggesting sellers are still testing higher asking prices even as closed values soften.

Conditions have shifted noticeably from the bidding wars of the past couple of years, with only about 17 percent of homes selling above list and the average sale-to-list ratio dipping below 99 percent.
