Portsmouth’s rolling three-month data through May 2026 shows notable shifts from a year ago. Typical home values are down about 16% year over year, and median list prices have fallen roughly 14%, signaling softer pricing than last spring. At the same time, the share of homes selling above list price has declined to about 18%, well below last year’s levels.

Looking at the latest three-month window, inventory and activity have both picked up. Active listings are roughly flat year over year but have climbed more than 30% compared with the prior three-month period, while new listings are up about 11% year over year and nearly 50% month over month. Homes sold rose around 5% year over year, and pending sales are up just over 8%, suggesting buyer demand is still present even as prices ease.

Conditions on the ground reflect a market that is less frenzied but still leans toward sellers. Months of supply sits at 3.2, higher than a year ago yet consistent with a seller’s market, and homes take a median of 44 days to go under contract, far longer than last year even though more than half go off the market within two weeks. With sale-to-list ratios just under 99%, pricing strategy and negotiation remain important.
