Newburyport’s rolling three-month snapshot through May 2026 shows more homes coming to market and a steady flow into contracts. Active listings are up modestly year over year, while new listings have increased a bit more, giving buyers more options than last spring. Even with that added inventory, more than half of homes still go off market within two weeks and the median time to secure a contract is only 22 days.

Pricing has softened slightly compared with a year ago, with the typical home value down a few percent and the median list price also edging lower. At the same time, sellers are still achieving nearly full asking price, with the average sale-to-list ratio just under 100 percent and about one-third of homes selling above list. This mix of small price declines and strong execution suggests buyers may have a bit more room to negotiate, but desirable homes still attract strong offers.

Supply conditions have shifted more in buyers’ favor over the past year, as months of supply has climbed from around one and a half months last year to 3.7 months now, though Newburyport is still categorized as a seller’s market. Homes sold over the past three months are down compared with a year ago, indicating some buyers may be taking longer to commit even as inventory expands.
