Cape May’s housing supply is relatively limited, with 26 homes on the market in March and 15 new listings, both up roughly a quarter from last year. Even with this added inventory, only about 10 homes went under contract, and with 5.2 months of supply and homes taking a median of 99 days to sell, buyers have more time to make decisions than they did a year ago.
Pricing is adjusting in complex ways, as the typical home value is about $710,000, down 24.47% year over year and sharply lower month over month. At the same time, sellers are asking more, with the median list price at $1,175,000 in March and projected to rise further to about $1,410,025 in April, while roughly 11.5% of listings saw a price drop.
Compared with Cape May County’s typical home value of $742,500, Cape May city is slightly lower today and projected to be well below the county next month at about $315,000.
