Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jul 2026).

Cape May County’s home values are up from last year, with the typical home value rising about 12 percent year over year in July 2026. Homes are also moving faster, as median days on market dropped sharply compared with a year ago. Even with this price growth, local values are still somewhat higher than the New Jersey statewide median sale price.

In the latest month, the typical home value in Cape May County was about $673,000, while the median list price was roughly $788,000. Inventory tightened modestly, with active listings down nearly 9 percent year over year and sitting at just over 1,200 homes, and months of supply at 4.6 points to a neutral market where neither buyers nor sellers have a clear upper hand.

Sales activity shows a mixed picture, as homes sold in July increased about 8 percent compared with last year, yet new listings fell nearly 13 percent and pending sales dropped about 15 percent year over year. Roughly 15 percent of homes sold above list price and the average sale-to-list ratio hovered near 97 percent, signaling that many sellers are still achieving prices close to asking, but bidding wars are not widespread. With conditions shifting and data differing from statewide trends, both buyers and sellers in Cape May County can benefit from Agent Pronto’s help in finding an experienced local agent to guide their next move.

Learn more about what Cape May County has to offer.

Cape May County offers residents a welcoming, family-friendly lifestyle with easy access to pristine beaches and parks, vibrant local culture, and strong community ties that support work, recreation, and everyday life.

Cape May County immediately feels distinct from larger Shore destinations like Atlantic County or Ocean County. It blends classic boardwalk energy in places like Wildwood and Ocean City with the quiet, year round neighborhoods of Lower Township and Middle Township. Longtime residents and newer arrivals share a strong sense of ownership in local traditions, from Friday night games at Lower Cape May Regional High School to summer evenings along the Wildwoods Boardwalk.

Daily life is shaped by the water. Families explore trails and beaches at Cape May Point State Park, birders flock to the Cape May Bird Observatory, and boaters head out from marinas in Sea Isle City and Avalon. Dining ranges from casual seafood along the Cape May Harbor to family owned spots in inland communities like Dennis Township.

Because the county’s economy is closely tied to seasonal tourism, timing is crucial for anyone planning a move. Buyers often find the best access to listings and inspections outside peak summer, while sellers can benefit from preparing early for spring and early summer demand. A knowledgeable local agent who understands neighborhood rhythms, flood zones, and second home dynamics can make the difference between a rushed decision and a well planned move. Agent Pronto connects both buyers and sellers with the right Cape May County real estate professional to be ready when the moment is right.
