Year-over-year, Cape May County home values are slightly higher, with the typical home value up about 2 percent in May 2026. Listing prices, however, have climbed much faster, rising more than 20 percent from a year ago. At the same time, both homes sold and new listings are down compared with last May, signaling fewer completed transactions and fresh options.

In the latest monthly snapshot, the median sale price sits around the mid-$700,000s, while the median list price is closer to the low $800,000s, highlighting a gap between what sellers ask and what buyers pay. Inventory has edged up to just under 1,300 active listings, but months of supply has increased more sharply over the past year, suggesting buyers have more breathing room than before. Homes are also taking much longer to sell than last May, with median days on market now in the upper 60s.

Even with that slower pace, nearly one in five homes still sells above asking price, and the average sale-to-list ratio hovers just under 100 percent, showing that appropriately priced homes can command strong offers.
