Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Apr 2026).

Cape May County’s home values have climbed over the past year, with typical prices up a bit more than 5 percent compared with last April. Median list prices are rising even faster year over year, up about 9 percent, pointing to sellers testing higher price points. At the same time, homes sold are down more than 10 percent from last year, suggesting some buyers may be getting priced out or taking longer to commit.

Looking at April, the typical home value was about $681,000, while the median list price was roughly $818,000, showing a notable gap between asking and typical sale values. The local median sale price still sits higher than the New Jersey statewide figure, which was about $547,000 in April.

Activity is picking up into spring, with homes sold up nearly 17 percent from March and new listings up about 12 percent, giving buyers more options. Median days on market fell from 77 to 65 in a month, and the share of homes selling above list jumped to nearly 23 percent, signs that well-priced homes are drawing quick interest. Months of supply has eased to 4.3, aligning with the county’s neutral market gauge reading and balancing negotiating power between buyers and sellers. Whether you are aiming to stand out as a seller or compete effectively as a buyer, Agent Pronto can connect you with a local Cape May County agent who understands these trends.

Learn more about what Cape May County has to offer.

Cape May County offers residents a welcoming, family-friendly lifestyle with easy access to pristine beaches and parks, vibrant local culture, and strong community ties that support work, recreation, and everyday life.

Cape May County immediately feels distinct from larger Shore destinations like Atlantic County or Ocean County. It blends classic boardwalk energy in places like Wildwood and Ocean City with the quiet, year round neighborhoods of Lower Township and Middle Township. Longtime residents and newer arrivals share a strong sense of ownership in local traditions, from Friday night games at Lower Cape May Regional High School to summer evenings along the Wildwoods Boardwalk.

Daily life is shaped by the water. Families explore trails and beaches at Cape May Point State Park, birders flock to the Cape May Bird Observatory, and boaters head out from marinas in Sea Isle City and Avalon. Dining ranges from casual seafood along the Cape May Harbor to family owned spots in inland communities like Dennis Township.

Because the county’s economy is closely tied to seasonal tourism, timing is crucial for anyone planning a move. Buyers often find the best access to listings and inspections outside peak summer, while sellers can benefit from preparing early for spring and early summer demand. A knowledgeable local agent who understands neighborhood rhythms, flood zones, and second home dynamics can make the difference between a rushed decision and a well planned move. Agent Pronto connects both buyers and sellers with the right Cape May County real estate professional to be ready when the moment is right.
