The median list price dipped month over month by a few percent to about $520,000, while active listings jumped roughly three-quarters and new listings increased by about two-thirds, suggesting more options are coming to market even as pricing adjusts slightly. Pending sales also surged sharply compared with the prior three-month period, pointing to stronger buyer engagement despite the modest price pullback.

Looking beyond recent shifts, prices are still higher than a year ago. The median list price is up a bit more than 5% year over year, and active listings have climbed more than 75% compared with the same rolling window last year, indicating both higher values and more inventory.
