Inventory and contract activity in West Wildwood are moving in different directions in this rolling three-month view. Active listings are up more than 16% year over year, with 15 homes now on the market and 8 months of supply, a sharp increase from the very tight conditions seen in prior years. Yet buyer demand has cooled, as homes sold are down more than 54% compared with a year ago and new listings have fallen by a similar share.

Contract flow has become less brisk and more selective. Pending sales have dropped nearly 50% year over year, and the share of homes going under contract within two weeks has fallen to zero, underscoring a slower pace of decision-making among buyers.

The typical home value over the past three months is up more than 42% year over year, and the median list price has climbed nearly 24%, while the average sale-to-list ratio has slipped to about 90% with no recent sales closing above asking. Homes are taking far longer to sell, with median days on market jumping to 116 in the latest period compared with much shorter marketing times in previous years.
